Land Clearing, Bush Hogging and Grading in Spartanburg

Spartanburg is an older city. Census figures show more than half of its homes were built before 1970. On older lots, back corners and fence lines can grow up in brush and saplings. City rules also prohibit overgrown weeds and grass on residential lots.

Blackwell's Land Management clears land in Spartanburg as part of our Upstate service area. The brush cutter on a compact track loader takes down brush and small trees, and the grapple pulls small stumps. It is the same land clearing we do around Duncan, with haul off when you want it. Call or text (864) 747-5946, and we look at the land and put the quote in writing.

Lot Clearing in Spartanburg's Older Neighborhoods

Hampton Heights was developed between 1890 and 1930, the city says. The smaller homes built there later sit on narrower lots. Beaumont grew up as a mill village around a textile mill that dates to 1890.

On a narrow city lot, a clearing job may be one grown-up back corner or one fence line. The way in for the machine is part of what we look at. If the lot is mostly tall grass and weeds, bush hogging may be all it needs.

Hampton Heights and Beaumont Mills are the city's two local historic districts. The Historic Architecture and Review Board reviews exterior changes and new construction there. Ask the city's Planning office whether your work needs that review.

Red Clay and Creek Bottoms Around Spartanburg

The NRCS soil survey maps most of Spartanburg as Cecil soil mixed with urban land. Cecil is a sandy loam topsoil over firm red clay. On steeper slopes, the survey marks it moderately eroded, which means part of the topsoil has washed away.

The Spartanburg weather station averages about 50 inches of rain a year, according to NOAA. Lawson's Fork Creek runs through the east side of the city, and Fairforest Creek through the west side. The soil survey rates about 6 percent of the city's land as frequently flooded creek bottom.

The city's stormwater page says the city maintains drainage only in city-owned rights-of-way. A soggy yard on private land falls to the property owner. Swales and French drains are part of our drainage and culverts work. Land grading can slope the ground away from the house.

Is Your Lot Inside the City Limits or Out in the County?

A Spartanburg mailing address can sit outside the city. Census figures show most of the land in the city's five main ZIP codes lies outside its limits. The city's permit page asks applicants to check that a property is inside the limits first.

Inside the limits, the city says any work on a residential property needs a residential building permit. Its Building Inspections office answers which permits fit the job, and we point you there. Outside the limits, Spartanburg County has its own land disturbance permit process.

Two state rules apply on both sides of the line. Clearing or grading that disturbs an acre or more needs a stormwater permit from SCDES, the state environmental agency. State law also calls for notice to South Carolina 811 at least three full working days before digging or grading.

Where the Brush Goes After a Spartanburg Clearing

City curbside pickup takes yard waste from routine pruning, with limbs up to 6 feet long and 6 inches thick. The city leaves out stumps, dirt, land-clearing debris and waste from a contractor.

The city also asks property owners to keep lots clear of debris and dead vegetation. On a city lot, the grapple loads the cut brush and pulled stumps for haul off. On acreage, the brush can be piled where you want it instead.

Spartanburg FAQ

Questions We Hear Around Spartanburg

A few of the questions we hear most around Spartanburg. If yours is not here, call or text and ask.

Call (864) 747-5946

What does land clearing cost in Spartanburg?
We price each job after we look at the land. The acreage, the thickness of the brush, the small stumps and the slope all change the price. Inside the city, plan on haul off, because curbside pickup leaves out land-clearing debris. You get the quote in writing before any work starts.
Can you clear a Spartanburg lot with an overgrowth violation?
Yes. The city lists overgrowth as a common nuisance violation, and each violation comes with a time limit. The brush cutter takes tall grass and saplings down, and the cuttings can be hauled off. Call or text (864) 747-5946 with the deadline, and we set a time to look at the lot.
Is my Spartanburg lot in a flood zone?
FEMA maps flood zones along the city's creeks, Lawson's Fork Creek and Fairforest Creek among them. To check one lot, search the address on FEMA's Flood Map Service Center. Federal flood program rules count grading and fill as development, and communities in the program require a permit for it. Ask the city or the county before work in a mapped zone.
Can you tear down an old shed or carport in Spartanburg?
Yes, sheds, carports, old barns and small outbuildings are part of our demolition work. The city lists run-down accessory structures among its common housing violations. In the Hampton Heights and Beaumont Mills historic districts, ask the Planning office about review first. Utility companies mark only their own lines, so a private power line to a shed takes a contract locator.
Which parts of Spartanburg do you work in?
Spartanburg is part of our service area, inside the city limits and out. That takes in neighborhoods like Converse Heights, Hampton Heights, Beaumont Village and Woodland Heights. It also takes in Fairforest, Saxon, Valley Falls and Roebuck outside the city. Duncan sits at the center of our service area, about 12 miles west of downtown Spartanburg.
