Land Clearing, Bush Hogging and Grading in Boiling Springs

Boiling Springs has filled in fast. The Census counted 8,219 people here in 2010 and 10,405 in 2020. A lot that sat empty while the homes went up around it may now be thick with brush and saplings. Before a house or a barn can go in, that growth has to come off.

Boiling Springs is part of our service area, about 12 miles northeast of Duncan in Spartanburg County. Blackwell's Land Management handles land clearing and bush hogging here with a compact track loader. Call or text (864) 747-5946. We look at the land first, then put the quote in writing.

Land Clearing in Boiling Springs for Home Lots and Acreage

Census Bureau survey figures show that four in ten homes in Boiling Springs were built in 2010 or later. Half were built in 2006 or later, and most are detached single-family houses. The Bureau also estimates that unincorporated Spartanburg County gained about 41,000 people from 2020 to 2025.

A wooded lot bought to build on needs the brush and small trees cleared first. The brush cutter takes the growth down to the ground, and the grapple pulls small stumps. The debris is then hauled off or piled where you want it on the land. On acreage at the edge of town, we also open up overgrown fence lines and pasture edges.

Once the ground is open, we can grade the lot and build the house pad. The pad is left ready for the foundation crew. Big trees are a job for a tree service, so we leave those to one.

Bush Hogging and Grading Across Boiling Springs and ZIP 29316

On Census maps, Boiling Springs covers about 7 square miles of land. The 29316 ZIP code area covers about 22 square miles of land. In 2020, the Census counted 29,459 people in that ZIP area, nearly three times the count for Boiling Springs itself.

SC 9 runs through the middle of town as Boiling Springs Road. Old Furnace Road and Hanging Rock Road also run through town. Lake Bowen sits a few miles to the northwest, and Lawson's Fork Creek runs just south of town.

Across this area, our bush hogging knocks down overgrown fields and fence lines. We also grade yards that hold water or slope toward the house. For a new drive, we spread and grade the gravel.

Red Clay and Creek Bottoms: The Ground Under Boiling Springs

Federal soil survey maps from NRCS put most of Boiling Springs on Cecil soil. Cecil has a thin sandy loam top layer over red clay that runs about four feet down. The survey calls that clay firm and sticky. On some eroded slopes, it sits at or near the surface.

Some slopes here mix in Bethlehem soil, which NRCS puts over soft rock 20 to 40 inches down. A deep cut for a pad can reach that rock. NOAA weather normals for the Greenville-Spartanburg airport show about 50 inches of rain in a typical year. Grading on this clay goes best once the ground has dried out after a rain.

The ground changes along the creeks. NRCS maps the Toccoa and Chewacla soils in the creek bottoms as frequently flooded. They cover a little over 6 percent of the land here. Shoally Creek runs along the east side of town, and FEMA maps flood zones along it and some smaller branches.

Who Handles Permits for Clearing and Grading in Boiling Springs?

Boiling Springs is unincorporated, with no town government. Spartanburg County's offices handle permits here. The county has its own land disturbance permit process, so ask the county before clearing or grading. The county is also the floodplain authority on FEMA's map for Boiling Springs.

The South Carolina Department of Environmental Services (SCDES) has a rule of its own. Its construction stormwater permit covers clearing or grading that disturbs one acre or more. A smaller lot can fall under that rule too when it is part of a subdivision.

Driveways bring in a third office. SC 9 is a state road, and many state roads in Spartanburg County carry an S-42 number. Work inside a state road's right-of-way needs an encroachment permit from SCDOT, the state Department of Transportation. That covers a new gravel driveway entrance or a culvert pipe at the road.

Boiling Springs FAQ

Questions We Hear Around Boiling Springs

A few of the questions we hear most around Boiling Springs. If yours is not here, call or text and ask.

Call (864) 747-5946

Do you do land clearing in Boiling Springs?
Yes. Boiling Springs is part of our service area, and we work across ZIP 29316 and the land around it. That includes lots off SC 9 and the roads that branch from it. Call or text (864) 747-5946 to set a time for us to look at the land.
What does land clearing cost in Boiling Springs?
Each job gets its own price after we look at the land. The acreage and the thickness of the growth drive most of it. Stumps and slope matter too, and so does the choice between haul off and piling. You get the quote in writing before any work starts.
My Boiling Springs yard holds water. Can you fix it?
Often, yes. Low spots on graded clay can be reshaped so water runs off instead of sitting. Where regrading falls short, drainage and culverts can carry the water away. Near Shoally Creek, check the lot on FEMA's Flood Map Service Center before any fill goes in.
Can you clear a lot for a builder and build the house pad?
Yes. We clear lots and build house pads for builders and for owners building on their own land. The pad is cut and filled to grade, then compacted for the foundation crew. A foundation contractor pours the foundation itself.
Do you bush hog retention ponds and common areas for HOAs?
Yes. Subdivision retention pond banks and common areas can be cut once or on a repeat schedule. We do this work for HOAs and property managers. Call or text, and we will look at the ground and put the quote in writing.
